Credit Union Buys Littleton Senior Living Campus For $13.5 Million In Auction
After just 10 minutes, a handful of bidders, and two short rounds of bidding, Service Federal Credit Union (SCU) bought the entire unfinished senior living campus in Littleton for $13.5 million at an on-site property auction on Thursday.
The first round drew a $7.5 million bid.
The second, with an asking price of $14 million, ended after no one followed up the credit union’s bid.
“Service Credit Union was pleased to see the level of interest shown in the property during today’s proceeding,” Chris Banker, SCU spokesman, said in a statement. “We remain committed to the success of the North Country and the communities we serve.”
SCU, he said, has no comment on the property or potential next steps at this time, and it is unclear whether SCU will hold another property auction or sale soon or whether there are interested buyers beyond those who attended Thursday’s auction.
The four-parcel, 38-acre property at St. Johnsbury Road went to auction through Paul McInnis LLC after the former property owners defaulted in 2025 on a $29 million construction loan SCU issued to Granite Senior Operations LLC, owned by George Papadimatos of Littleton and Michael Papadimatos of Brookline.
George Papadimatos owned the four-lot property, which was being built out as a planned senior housing development with more than 100 living units, including two dozen cottages and 40 apartments, 35 assisted-living units, and 20 memory care units, as well as a medical office building.
The campus, roughly 80 percent complete, went into loan default in September 2025 after Granite Senior Operations ran into cost overruns and stopped paying SCU.
